
Search for what a coffee estate costs in Chikkamagaluru and you will find per-acre figures quoted with apparent confidence. They are worth very little, for three reasons.
They are asking prices, not transaction prices. What a seller advertises and what a property changes hands for are different numbers, and only one of them is published.
The sample is self-selected. The estates that reach a portal are, by definition, the ones that did not sell privately first. That is not a representative sample of the district.
They disagree with each other wildly. Look at three sources and you will find three ranges that barely overlap. When the published figures cannot agree within a factor of two, averaging them does not produce insight.
This is why we do not publish a range of our own. A number without a property attached sets an expectation that costs you a wasted trip.
Before you look at any specific estate, work out which of the eight you genuinely care about. A buyer who wants a working plantation should weight yield records, upkeep and water. A buyer who wants somewhere the family returns to should weight access, structures and elevation. Both are legitimate; they lead to different properties at different prices.
Then go and see the land in the dry season. Almost everything on this list is easier to assess in April than in July, and the estates that look best in monsoon are not always the ones that hold up.
There is no honest single answer, and anyone who gives you one without seeing the land is guessing. Two estates of identical acreage in the same taluk can differ enormously in value. The figures you find advertised online are asking prices on a self-selected sample of properties, not transaction prices, and they vary so widely between sources that averaging them tells you nothing useful. What we can do is walk a specific property and give you a real number for it.
Because a range sets an expectation that the market then fails to meet, and the buyer blames the market rather than the number. We would rather have a slightly harder first conversation than waste your travel and our time on properties priced nowhere near what you were led to expect.
Water, more often than anything else. A perennial source transforms both the yield and the resale pool. After that, road access, legal access, not a track that has been used for twenty years. Elevation and crop matter, but they matter less than buyers expect relative to water and access.
It widens the buyer pool, which is usually worth more than the building itself. An estate with a liveable house attracts lifestyle buyers as well as working growers, and more competing buyers supports the price. The condition and approvals of the structure matter as much as its existence.
Often, yes. Fewer buyers can write the cheque for a hundred-acre holding than for a five-acre one, and thinner demand tends to show up as a lower price per acre. The reverse applies to small holdings, which frequently price higher per acre precisely because far more buyers can afford them.
