Why we don't list properties online

The best estates never reach a portal.

If you have been searching property websites for a coffee estate in Chikkamagaluru, you have probably noticed the same handful of listings recycled across every site, often with stale prices and photographs that don't match the land.

There is a reason for that. Estate owners here sell quietly. A public listing tells neighbours, labour and competing buyers that a family is selling, and that costs the seller money and privacy. So the genuinely good properties move through relationships, not portals.

That network is what we have spent twenty-five years building. Tell us what you want and we will bring you what actually exists, including the estates you will never find online.

The AI-powered hunt

Tell it what you want. It writes your brief.

Most property sites give you a search box and twelve thousand results. We do the opposite: answer a few questions and we come back with the handful that genuinely fit, most of which never reach a portal.

Sprawling coffee estates where the smell of the drying yard carries on the morning air. Ridges that disappear into cloud by four o'clock. Streams that run through somebody's arabica block and out the other side of the district.

This is the birthplace of coffee in India, and people who buy land here are rarely buying only an asset. They are buying the drive up from Bengaluru, the walk through the rows at first light, and somewhere their family comes back to.

How we work

Discretion is the product.

We say no a good deal of the time

If the water won't hold through summer, if the asking price is optimistic, or if the title needs sorting before you go anywhere near it, we will tell you. Losing a transaction costs us far less than selling somebody the wrong piece of land.

Nothing goes public

A listing tells neighbours, labour and competing buyers that a family is selling, and that costs the seller both money and privacy. No board at your gate, no portal, no village knowing your business.

One district, done properly

Six taluks, twenty-five years, one family business working out of I.G Road. We are not a national portal with a Chikkamagaluru page. This district is the only place we work, and it is why we know which estates are worth walking.

Most of the people we act for ask us not to name them, and confidentiality is usually why they came to us. So we withhold names below, but every word is a real review left on our Google profile, and you can read them all there yourself.

Answers

Frequently asked questions

Do you publish your property listings online?

No, and that is deliberate. Most estate owners in Chikkamagaluru sell confidentially and do not want neighbours, labour or competitors knowing their land is on the market. We keep inventory off-market and share matching properties privately once we understand what you are looking for. Send us your requirement on WhatsApp and we will come back with what fits.

What does a coffee estate cost in Chikkamagaluru?

There is no single answer, and we would rather not quote one. Two estates of identical acreage in the same taluk can differ enormously in value depending on road access, water source, elevation, crop and variety, plantation upkeep, title clarity, and whether structures such as a bungalow, drying yard or labour lines are included. Rather than give you a headline figure that sets the wrong expectation, tell us what you are looking for and we will give you honest pricing on properties that actually exist.

Do you charge buyers a fee?

We are paid a brokerage on successful completion, agreed openly before we begin. There is no charge for an initial consultation, for a valuation estimate, or for us to understand your requirement.

Can you help with legal checks and documentation?

Yes. We coordinate title search, RTC and mutation verification, encumbrance certificate, survey and measurement, and registration. We work alongside independent advocates. We do not give legal advice ourselves, and we would always encourage you to appoint your own advocate for the final opinion.

Which areas do you cover?

The Chikkamagaluru district, including Mudigere, Kalasa, Sringeri, Aldur, N.R. Pura, Koppa, Balehonnur, Jayapura and the areas around Chikkamagaluru town. We are a single-district specialist, not a national portal, and that is the point.

Can a non-agriculturist or an NRI buy plantation land in Karnataka?

Eligibility rules for agricultural and plantation land in Karnataka are specific and have changed over the years, and they differ for resident non-agriculturists versus NRIs and foreign nationals. This is genuinely a question for a qualified advocate rather than a website. Talk to us about your situation and we will tell you honestly whether a purchase is workable and connect you with a local advocate.
