The ten stages, in short

  1. GrowingCoffee plants need regular care: pruning, feeding, and protection from pests and disease. This is the part buyers underestimate, and it does not pause because you live in Bengaluru.
  2. Fruit developmentOver several months the green cherries ripen and turn red or yellow depending on the variety. This stage decides the flavour and the quality of the crop.
  3. Arabica and RobustaArabica is known for delicate aromatic flavours and balanced acidity. Robusta carries higher caffeine, which shows up as a more bitter and robust cup. Which one an estate grows is settled by its elevation, not by preference.
  4. HarvestThe crop is picked by hand. It is labour-intensive and genuinely difficult work, and labour availability in your belt is worth asking about before you buy.
  5. ProcessingOnce picked, processing has to begin quickly to stop the fruit spoiling. There is no waiting for the weekend.
  6. Dry processingWhole cherries are dried in the sun. Once dry, the outer layers are removed to reveal the green bean inside.
  7. Wet processingThe cherries are pulped to strip the fruit away, then the beans are washed and dried. This is what a pulper and a drying yard on an estate are for.
  8. DryingPulped and fermented beans are dried to roughly 11 per cent moisture so they can be stored safely.
  9. MillingDried beans are hulled to remove the remaining layers and impurities, then sorted by size and weight for uniformity.
  10. Grinding, boiling, brewingRoasted beans are ground to suit the brewing method, water temperature is held steady, and the ground coffee is finally brewed. The end of a journey that started on a hillside in this district.

Frequently asked questions

What size coffee estates do you deal in?

Anything from around three acres up to several hundred. Smaller holdings under five acres tend to price higher per acre because far more buyers can afford them; very large estates often trade at a discount per acre for the opposite reason.

Can I see the estates online before enquiring?

No. We do not publish listings. Estate owners in Chikkamagaluru sell confidentially, and a public listing costs them privacy and negotiating position. Once we understand your requirement we share matching properties privately, with real photographs, honest yield figures and a straight price.

Is Arabica or Robusta the better buy?

Neither is universally better. Arabica prices higher per acre and per kilo but needs higher elevation, more shade management and is more vulnerable to disease. Robusta yields more per acre, is hardier and has a lower entry price. Which suits you depends on your budget, the elevation available and whether you intend to manage the estate actively.

Do you help with the legal and registration process?

Yes. We coordinate title search, RTC and mutation verification, encumbrance certificate, survey and sub-registrar formalities. We are not advocates and do not give legal opinions. We would always have you appoint your own advocate for the title opinion.

Can I visit an estate before committing?

Of course, and you should. Travel up in your own vehicle and one of our people will meet you at the property, walk the boundaries with you and show you the water source and access. We can also point you to somewhere to stay nearby. We would strongly encourage seeing the property in the dry season as well if your timeline allows.
