
The most common question we are asked is also the hardest to answer well: what does an estate here cost?
The honest answer is that we won't quote you a figure on a web page, and you should be wary of anyone who does. The spread between two estates of identical acreage in the same taluk is wide enough that any published average would mislead you in one direction or the other.
What we can do is tell you exactly what moves the number, so that when you see a price you can judge whether it is fair. That is what the rest of this guide is for.
Why there are no numbers on this page. Land pricing here is local, negotiated and constantly moving. A published range would set expectations we could not honour on a specific property, too high for some sellers, too low for others. We would rather give you a straight figure on a property that actually exists. Ask us.
Roughly how areas compare
Holding everything else equal, proximity to Chikkamagaluru town and to a tar road carries a clear premium. Aldur and the town outskirts tend to price above the district average. Mudigere sits comfortably in the upper-middle of the range, supported by Arabica and strong Bengaluru demand. Kalasa prices well where water security is strong. Sringeri, N.R. Pura and Koppa generally offer more acreage per rupee, with arecanut and Robusta dominating.
The six factors that actually move the number
1. Road access. The single largest swing factor. Tar road frontage against no legal access can account for a difference of a third or more in value.
2. Water. A perennial stream or a strong, reliable borewell is worth more than almost any other single feature, and its absence is very hard to fix.
3. Crop and variety. Arabica generally prices above Robusta per acre. Arecanut can price higher still. Pepper and spice intercrop adds meaningfully.
4. Upkeep. Healthy shade, maintained pruning cycles and good plant population versus an estate left alone for five years, the difference is both immediate value and the rehabilitation cost the buyer must carry.
5. Structures. A liveable bungalow changes the buyer pool entirely, because it brings in lifestyle buyers alongside growers. Drying yard, pulper, labour lines and an existing electricity connection all add.
6. Title clarity. Clean RTC, mutation and encumbrance history removes buyer risk. Buyers pay a premium for the absence of risk, and discount heavily for its presence.
Holding size cuts both ways
Small holdings under five acres often achieve a higher price per acre simply because far more buyers can afford them. Very large estates above a hundred acres frequently trade at a discount per acre for the opposite reason, the pool of buyers who can write that cheque is small.

What is the average price per acre of a coffee estate in Chikkamagaluru?
We deliberately don't publish a figure, because any average we quoted would mislead you. The spread within a single taluk is wide enough that a headline number would either raise false hopes or put you off a property that was actually fairly priced. Why is one estate double the price of the one next to it?
Usually road access and water. A tar-road-frontage estate with a perennial stream can be worth substantially more per acre than an otherwise identical property reached by a mud track with only seasonal water. Structures, plantation upkeep and title clarity account for most of the remaining difference.
Are prices rising in Chikkamagaluru?
Land values here have generally trended upward over the long term, supported by strong coffee prices in recent years and steady demand from Bengaluru buyers. That said, real estate is cyclical and local, and past movement is not a forecast. Anyone telling you prices only go up is selling something.
Is it cheaper to buy directly from an owner?
Sometimes marginally, but the saving is usually smaller than people expect and the risk is considerably larger. Most of the value a consultant adds is in knowing which properties are genuinely worth the asking price, and in catching the title, boundary and access problems that cost far more than a brokerage.
